BuyerIQ vs Home Hunter Report

More than a 25-page checklist. We tell you what to bid.

Home Hunter Report aggregates public data into a €199 PDF. BuyerIQ does that and ships an AVM, a suggested offer range, a full risk panel and a live web app — for less than the price of a single HomeHunter report per year.

Last reviewed against Home Hunter Report's published sample (D24 HEV9) on 5 May 2026. Their service is real and useful for buyers who want a printed deliverable; this page presents the differences as we see them.

The short version

What we agree on
  • Buyers need flood, radon, broadband and BER data before bidding.
  • Schools, transport and amenities matter.
  • Public data is scattered and hard to assemble yourself.
Where Home Hunter wins
  • Tangible 25-page PDF you can print and bring to a viewing.
  • Freehold / leasehold flag.
  • Mobile coverage maps per carrier.
  • Higher-trust handoff from solicitor / agent partners.
Where BuyerIQ wins
  • Tells you what to bid — AVM + offer range.
  • Curated — no "Cannabis Seed Bank" in your Parks list.
  • Real cost of ownership, not just an LPT band table.
  • Live web app + Chrome extension on Daft + MyHome.
  • ~30× cheaper if you're looking at more than one property.

From Home Hunter's own sample report

We read their published sample (11 Dodder Lawn, D24 HEV9) front to back. Three things stood out:

Local Amenities → Parks
"Cannabis Seed Bank" appears as a local park.
Their Parks section pulls raw Google Places without curation — "Cannabis Seed Bank" (0.93 km) and "Synthetic Surfaces Limited" (1.51 km) appear above actual green space. Our amenity data uses Pobal + OSM with curation rules.
Local Area → Major Transport
Belfast Airport (153 km) listed under a Dublin property's transport.
Their "Major Transport" section for a Dublin 24 home lists all 5 airports on the island — including Knock (177 km) and Belfast (153 km). BuyerIQ computes the actual commute time from your address to your nearest major city via the appropriate mode.
Property Price Register
Their PPR section is three raw rows. No scoring, no fair value.
The Dodder Lawn sample shows 3 sales: date, price, address. No comparison logic, no fair-value derivation, no "is the asking price right?" answer. BuyerIQ surfaces up to 10 comparables with proximity / match / completeness weights and blends them with an XGBoost AVM to give you a fair-value estimate and an offer range.

Why this gap matters

The CCPC's July 2025 homebuying research (n=1,007) found Irish buyers want more info, sooner, and don't trust property websites to give it to them.

88%
of Irish buyers want flood, noise and radiation maps before bidding.
29%
discovered something about the property or area post-purchase they wished they'd known.
57%
of those would have lowered their offer or pulled out completely if they'd known.
13%
of buyers trust property websites for public info like flood and planning. No source breaks 44%.
