BuyerIQ Workspace

Your name on the front. Our engine underneath.

Workspace puts your firm’s buying clients on the engine that runs BuyerIQ. We do the analysis. You decide what goes out. And everything your client opens carries your name, not ours.

Priced per firm — by seats, and by how many clients you carry. No card, no trial clock. You tell us about the firm; we come back with a number.

One workspace for the firm’s property work.

Every report your firm sends out starts where ours do: 775,000+ Property Price Register sales since 2010, crossed with more than twenty government datasets, every figure carrying its source and its date. Workspace wraps your firm around that engine.

The engine

An estimate of what it’s worth, the comparable sales behind it, flood, radon, planning, schools, crime, running costs. The full evidence on any Irish address, in seconds.

The roster

Every client you’re acting for on one screen — budget, stage, the properties they’re chasing — with the risk graded before anyone opens the file.

The brand layer

Your logo, your colour, your name on everything a client sees. Preview it first, send it in one click — or keep the whole thing in-house and send nothing at all.

The client experience

What your client opens.

Your firm is the customer, but your client is the reader. What lands in their inbox is part of what you are buying.

It looks like it came from you, because it did.

The report, the suitability record and the PDF carry your logo, your brand colour and your firm’s name, end to end. Your name leads every page; ours is one line in the footer.

A forwarded link shows a stranger nothing.

One click emails your client the full report. It opens only after a code sent to their address. Passed to anyone else, the link stays shut.

You see it first.

Preview exactly what your client will see before anything leaves the building. Or run the analysis internally and send nothing at all.

YouA property on a client's watchlist: the address, flags reading at the limit, deposit is thin and repayment is tight, the asking price marked a stretch, five of eight lenders, the monthly repayment at 34% of take-home, and a row of actions ending in Preview and Send report
Your side. Preview opens what they’ll see; Send report puts it in their inbox.

The document

This is a real one.

Not a mockup. Four pages of an actual report, run through the same renderer a paying firm’s Download button calls — branded for a demo firm, on a real Dublin property. Your masthead, your colour, your principal’s name across the top. Ours is the small line on the right.

The whole book, on one screen.

Every client the firm is acting for, in one place: stage, budget, approved amount, the properties they’re tracking, the risks already graded. Which case needs you today? You’ll know before you’ve opened a single file.

BuyerIQ Workspace client roster: four clients, each showing their stage, risk flags such as flood zone and down-valuation risk, number of tracked properties, approved amount and budget range
The roster. Four clients, each with a stage, an approved amount, a budget range — and the risk read before the file is opened: flood zone, down-valuation risk, high radon.
Every property read against that clientEach home on a watchlist is graded against that client’s own approved amount and deposit — within reach, a stretch, or out of it. A shortlist matched to the person, not just collected.
Stages that match the workViewing, offer in, sale agreed, fell through. The roster reads like your week ahead, because it moves the way the work actually moves.
Risk flagged on the rowFlood, radon, down-valuation risk and the rest sit on the roster itself — not on page nine of a report nobody’s opened yet.
Compliance in one exportWhen Central Bank compliance asks, every client and property the firm has tracked comes out as one CSV. No trawling.
A single client's workspace file: their tracked properties listed with the stage and risk flags for each one
One client’s file. Every property they’re tracking, each with its own stage, risk read and notes.

Each client, in full.

Budget, approved amount, target areas, and a watchlist of the properties they’re actually chasing. Each one scored where it matters: within their numbers or a stretch, how many lenders will look at it, what the repayment does to their month, and what the property itself is carrying.

Every property holds its own notes, so the next conversation starts where the last one finished — whoever in the firm is having it.

Lending

Which lenders will actually lend.

Every property on a client’s watchlist is read against the main Irish lenders at that client’s real numbers — deposit, income, term, BER. Not one score: three honest groups. Who will lend, who will look, and who won’t — each with the reason, the rate, the monthly repayment and how long approval usually takes.

The lender-appetite panel for one property: a summary reading five will lend, two will look and two are broker-only, then a table of lenders with their appetite, rate, monthly repayment and approval turnaround, and the reason each borderline or declining lender is where it is
One property, eight lenders. The two that decline tell you why — here, a BER of D1 against the B3 the green rates want.
What the month actually looks likeRepayment strain against take-home pay, after the debt and living costs already coming out of the account — not the back-of-an-envelope figure anyone can do in their head.
Before the booking depositWhether the agreed price is likely to survive the bank’s own valuer, read against the sales record around the address — answered before the deposit goes down, not after it’s gone.
Appetite, not approvalAll of it is read from the lenders’ published criteria, so what you get is a shortlist worth submitting into. The lender decides the lending. They always will.

Your brand, on the document they keep.

Set the firm’s name, principal, phone and colour once. From then on, every report and PDF goes out headed with them — and the preview beside the form is the actual header your client will open, not an artist’s impression of it.

Workspace firm-branding settings: firm name, principal, phone and brand colour on the left, and a live preview of the PDF header the client receives on the right
Firm branding, and the header it produces. What you set on the left is what lands on your client’s document.

Seats are people, not logins.

A firm licenses people, not a password on a Post-it. Each person gets their own sign-in and their own name on the advice log, so the audit trail says who advised on what — and a shared login never becomes the firm’s compliance story. Take someone off, and they’re off. Immediately.

Who it suits

The documents you already produce — and what we put into them.

Four kinds of firm we had in mind while building it. Examples, not entry criteria. For each one: the documents you already put your name to, and what the engine supplies underneath.

Buying agents

PSRA-licensed firms acting for the purchaser

Price appraisal
What it's worth, set against named Price Register sales beside it. This one isn't an input to your report — it is the report.
Bid strategy note
Opening bid, target, walk-away — and a read on who else is likely to be bidding.
Pre-sale-agreed due diligence
Flood, radon, planning within a kilometre, defect-era signals — each one graded, priced and tied to its source.
Area & relocation report
Commute, schools, services and where the area is heading — for the client buying from the other side of the world.

Where we stopThe viewings, the read on the selling agent and the negotiation — that's your craft, and it stays yours. Anything touching title goes to the solicitor, where it belongs.

Solicitors

Conveyancing, probate and family law

Date-anchored comparable evidence
Every Price Register sale near the property, around the date that matters — a probate, a separation, a transfer within a family — printed and ready for the file.
Property annex to your advices letter
The plain-English property and area evidence your purchase letter can attach: price context, flood, radon, planning applications nearby.
Estate property schedule
The same evidence pack for every property in an estate, gathered in one place instead of six.

Where we stopWe put evidence behind a figure; we don't certify one, and never at a past date. Nothing we produce goes near title, requisitions or a certificate of title. And where the figure is going to be argued over, instruct a valuer — we're the groundwork under their opinion, not a substitute for it.

Brokers & advisers

Mortgage intermediaries and financial advisers

Affordability & buying power
Your client's real numbers: what they can borrow, what the month costs all-in, and how much strain the repayment puts on it.
Lender fit
How the main Irish lenders are likely to see this property at this client's numbers — before you submit, not after.
Down-valuation risk
Whether the agreed price is likely to survive the bank's valuer. Answered before the booking deposit, not after it.
Help to Buy & First Home Scheme screen
Which schemes this client could use on this property, with the rules cited beside the answer.

Where we stopThe Statement of Suitability is regulated advice, written under your authorisation — it stays your document, and we sit underneath it as the evidence. Lenders decide lending; Revenue and the First Home Scheme confirm eligibility.

Valuers & surveyors

Residential valuation and survey practices

Comparable-evidence schedule
The comp set you're asked to stand over — ranked, dated, sourced, per address.
Retrospective comparables
The sales record around the date that matters: a death, a separation, an acquisition.
Desk-study annex
Build era and defect-register signals, flood, radon, planning within a kilometre — the context you'd otherwise assemble by hand.

Where we stopThe inspection, the judgment and the signature are yours — that's the job, and we're not in it. No Red Book valuations, no surveys, no BER certificates, no reinstatement costs. And we claim compliance with nothing, because compliance attaches to your process, not to something you fed into it.

Doing something else with Irish property? Talk to us anyway. Most of what firms ask us for turns out to be the same evidence, cut a different way.

Set up around how you already work.

No two firms need the same page. A solicitor building an evidence pack for an estate and a buying agent building a bid case lean on different cuts of the same record — so each workspace is set up at the start: which views, which fields, which sections go on the reports carrying your name.

Which is why the form below asks what you do instead of asking for a card. Workspace starts with a conversation, and gets set up to match the answer.

Priced by seats and by clients.

A two-person practice shouldn’t pay for a network, so the number comes from two things: how many people use it, and how many clients you carry. Answer the questions and we’ll come back with a price — and an honest read on whether it fits you at all. If you’d sooner see it working first, say so and we’ll run one of your own cases.
